Sale and re-letting of the former Kaufhof property at Hohe Straße 57 in Wesel
Retail Solution Partners, a network of four consultancy firms, successfully sold the former Kaufhof branch on Hohe Straße in Wesel to a private investor 18 months ago, and has now fully let the property.
The property comprises three retail levels with around 10,000 m² of floor space, as well as a seven-storey car park with approximately 470 spaces.
Following the transaction, Retail Solution Partners was commissioned to develop a concept for the retail space and car park and find new tenants. A particular challenge was letting the basement and first floor separately while ensuring convenient access. This was due to the limited number of large-scale retail formats capable of implementing multi-storey space concepts.
The solution implemented was to have MediaMarkt on the first floor and Netto Marken-Discount in the basement. Both spaces are accessible directly from the pedestrian zone via a shared entrance, with lifts and escalators providing optimal connectivity.
Further spaces have been leased to Drogerie Müller and Ernsting’s Family. A significant expansion of the leased area was agreed with New Yorker, with the addition of space on the first floor. H&M has leased a portion of the building since 2000.
Goldbeck has leased the car park on a long-term basis.
The property is currently undergoing refurbishment. The shops are scheduled to open in autumn 2026, meaning the entire regeneration will be completed within two years and within the economic parameters set out in advance.
Professor Rudolf Juchelka, a professor of economic geography at the University of Duisburg-Essen, commented on the project on WDR television as follows:
‘Things don’t move this quickly in other cities where department stores have closed in recent years. Wesel can serve as a model for the rapid repurposing of department store properties”. He considers department stores to be ‘difficult’ properties due to their distinctive architecture.
